Why won't the rooms under my attic cool down?

Often it's air leaking down from the attic. Attic air sealing in Palm Coast closes the gaps in the ceiling below it, around lights, pipes and wires, at the joints, and where the tops of the walls meet the drywall, so hot, dusty attic air stays out of your rooms.

Most calls start with a bedroom or the room over the garage that never cools down, or with someone who just bought an older house and wants to fix it in the right order. The price turns on how many gaps your ceiling has, how much room there is to move around up there, how many can lights and flue pipes need their own treatment, and whether something has to be repaired before we can seal. That last part drives the schedule too, which is why my estimate says what I'd do first and why.

How can you tell your attic is leaking air into the house?

Rooms that won't cool down

The upstairs bedroom or the room over the garage stays warm while the rest of the house is fine. Usually that's attic air coming down through gaps in the ceiling, and until they're closed your AC works harder every afternoon to keep up.

Gray smudges around fixtures

Streaks on the ceiling around can lights, vents or the attic hatch are dust left behind by air moving through a gap. Paint hides them for a while, but the air keeps coming, and so does the dust.

Dark spots in the insulation

If you've looked in the attic and seen dirty patches on top of the insulation, air is moving up through the ceiling under them. Piling more insulation over those spots doesn't stop it, so you'd be paying for material that's fighting a draft.

What our attic air sealing work covers

I go up with a flashlight before anyone opens a tube of sealant, because sealing over a roof leak or bad wiring just hides the problem. Then our crew works from the attic side and closes the gaps in the ceiling below you, around can lights, pipes, wires, the hatch and the tops of the walls. Hot flue pipes get metal around them, not foam, because foam has no business against something that hot. We leave the soffit and ridge vents open on purpose, since the attic still has to breathe, and buried vents are how moisture ends up in the framing.

Sealing usually comes right before new insulation, so if your attic is thin or the old material is worn out, we can plan retrofit insulation to go in once the gaps are closed. Foam is the other choice. Spray foam insulation seals air while it insulates and costs more, and I'll usually point you to it only when your ductwork runs through the attic.

  • Sealing on its own

This suits a house whose insulation is still in decent shape but whose rooms run hot anyway. You fix the leaks without paying for material you don't need yet.

  • Sealing before new insulation

This suits an attic that's thin or due for a top-up. Closing the gaps first means the fresh insulation isn't fighting a draft from the day it goes in.

Attic air sealing in Palm Coast: permits and what we find

Palm Coast's building official issues permits for building alterations and repairs, and the city's list names additions, alterations, re-roofs and some repairs. Attic air sealing isn't on it, so that list doesn't settle whether your job needs a permit. When it isn't clear, I ask the city's Building Inspections and Permits office before we start, and you can call them yourself at (386) 986-3780 with questions about your house. If a permit is needed, we pull it as the licensed contractor and set up the inspections.

We're based in Palm Coast and work in the cities around it, north toward St. Augustine, south toward Ormond Beach and west out to Palatka. Attics change more from house to house than from city to city, and we find the same ductwork, can lights and unsealed hatches on jobs in Ormond Beach and St. Augustine.

What happens after you call about attic air sealing in Palm Coast?

  1. Call or send us a note

Call (386) 359-8197 or use the form, weekdays from 6 AM to 10 PM and weekends from 7 AM to 11 PM. We'll set a time for me to come out.

  2. I look at your attic

I go up myself to find where the air gets through and check for anything that has to be fixed first. The estimate says what I'd do first and why, so you know what the price covers before you decide.

  3. Permits first, then sealing

If the job needs a permit, we pull it and set up the inspections before work starts. Then our own installers do the sealing from the attic side.

  4. Go over the work together

When the crew is done, I walk you through the sealed gaps and the vents we left open, and we pack up with the house ready to live in. Your satisfaction, guaranteed.

Frequently asked questions

What materials are used for attic air sealing?

Large holes and open soffits get closed with solid blocking, and the smaller joints and seams in the ceiling get sealant. Some recessed can lights also need a cover over them, depending on how the light is rated, so I check each one before we seal around it.

What is the best order for air sealing and insulating an attic?

Seal first, then insulate. The usual order puts combustion safety and fresh air in the house first, then the attic's durability and ventilation, and the sealing is finished before any insulation goes in, which is how owners planning new insulation get the most out of it. If you want both, we book the sealing ahead of the insulation.

What gets checked in the attic before air sealing starts?

The attic gets checked for active knob and tube wiring, which is old wiring run on porcelain knobs, vermiculite insulation, roof leaks and bathroom fans that blow into the attic instead of outside. Any of those is a reason to stop, so if I find one, the sealing waits until it's handled. If your attic has flooring, that gets looked at first too.

Who can apply for a building permit in Palm Coast?

The city's permit checklist says the applicant has to be a licensed contractor or the legal owner of the property. When an air sealing job needs a permit, we apply as the contractor, so you don't have to.

How much does attic air sealing cost in Palm Coast?

There's no one price, because it comes down to what's in your attic, and you get a figure after I've been up there. Tight crawl room, lots of can lights or flue pipes, and repairs that have to happen first all raise it. If your insulation is still in good shape, you may only need the sealing.

How do I tell if an attic air sealing quote is done right?

Look for a quote that seals the ceiling gaps and leaves the attic's planned openings alone. Soffit, ridge and gable vents and any combustion air ducts only work when air can move through them, so a plan that closes them is sealing the wrong things.
